Erica welcome to the site.You might want to expand on how active or passive you want the investment to be and deal size.There are investors on here buying 100,000 houses and then others buying million to multi-million dollar commercial properties.The more descriptive you can be the better it helps you connect up to the people who are doing want you want to be involved in.As an example I focus on large multifamily and also commercial with a retail component.

Most of Inglewood is RS zoning but if your utilities are grandfathered and you can get HPR approval your land may be worth more than your building.You've got a comp on Eastdale at 141k.

I would say that in general, yes, the 1% would still exist 20-30 yrs from now in certain markets where demand for rentals outpaces peoples' willingness and ability to be homeowners AND there is adequate housing supply.Los Angeles has all but the last component which is adequate housing supply.

The business property must be broken down into component parts such as computers, desks, chairs, copiers, etc., and then exchanged for the same type of equipment (e.g, computers for computers, etc.)
