They perform a nationwide search for the following: credit score, evictions, prior addresses going back a decade or so, criminal history and so much more.First you set up an account with Rent Perfect.

My only concern is it wont cash flow much at all buying it for around that price.

My concern is that a prospective tenant sees that it is for sale as well and will not apply for the rental.

Im getting ready to pull the trigger, just have some concern about the safety and how hard it will be to find renters, roommates. 

Make sure it is Certified,  Send it to their last known address, with a return receipt if it comes back to you, you MUST keep it for legal purposes. 

I'm looking for info on how much it would cost to have this properly addressed by a professional.

I own an insurance and financial practice and could not justify the cost of the license, time required, legal concerns with REI, and overall cost.
