Most lenders want to see a seasoned landlord (two years experience) before they consider the rent as steady income for underwriting a new loan.

I would think the steady flow of college students and employees at University of Florida would create a good environment for rentals. 

If I can't measure my progress, it is useless. 

I think it's a mistake to ignore or dimiss those tenants that are chronic complainers and those that are constantly thoughtless and/or worse rude to neighbors (garnering a steady stream of complaints) as not a landlord problem.

At that time I had already been investing for awhile but kind of got stuck and could not progress to the next level.

The refinery has a steady supply of temporary workers coming in to do specialty maintenance work.
