me personally I don't feel to much of a difference on building structure 1 roof x amount of walls just seems bigger space obviously 2 tenants on a duplex = more calls and issues via them as well as double the appliances to maintain  but also double the rent just wanted to pick a few brains and see what people that have walked the walk so to speak feel about it:) thanks in advance

I agree with each of you and after speaking with her, I think she was a bit too hard in her description.I explained that smoking, dog crap on the floor, broken item, etc. are grounds for bad review. 

I ended up going to the permitting office to speak with someone.

It's not worth the hassle for us that a tenant fights over $100 repair deduction (speaking generally).

It’s like speaking different languages so just because you do residential you cannot or should not do commercial.  

I sold this property for 46k and netted 14k after all expenses, so roughly speaking it was a 22 percent CoC return or 18 percent annualized.

It's probably best so speak with an accountant about your specific situation so you get the propert advice.

However, my last email to him went unanswered, which speaks volumes.
