The cool part about this marketing campaign is it allows us to fill in the time (god i hate waiting around), grab great leads that weren't on our list previously, and also allows us to get to know the neighborhood and even talk to some of the neighbors.

For those who use lines of credit, is that only for acts-of-god types of repairs or vacancies, or for ordinary capex, like a new roof?

And again with credit, I am doing everything to settle all accounts(by gods grace keeping 2 out of collections or delinquency).

God knows I need it!

OTOH, the few deals I've done (combined with reading and asking questions like you are doing) have taught me a god amt. so far.
