And how much is Rice clipping you/your families/student loan debt for, for the next four years--housing, food, books, classes, insurance, entertainment, etc...And you struggle with a down payment(s)?

Yes, we are big in entertainment and hospitality, but we are also big in technology, food, universities, finance, and other industries. 

@Grant Doyle would the seller entertain an owner carry with less down?

Let's also say your average wholetail profit was $15K per deal (this would be low, but let's entertain this number).Over the six months, your business made $150K while paying out $50K, plus the $5K entry fee.

It has been entertaining and in fact one BP friend of mine that I have a business relationship with commented that my posts ARE entertaining:) If I can add value along with a little entertainment I am glad to do so:) 

Looking back on this deal, I wish I would have had my hard money lined up and would have entertained the idea of flipping because I could have doubled my profit....fear just gets in the way sometimes.  

I wouldnt think social media would be useful in that instance since Social media for the most part is consumed for entertainment.
