@German Hernandez - CapEx = capital expenditures - expenses for things like appliances, roofs, driveways, etc.. stuff that has to be replaced every so often.Most people (maybe all) here are not going to be on board with the high-down-payment, low-loan-balance approach.

People are like 50% is too high but you have to factor all of these in.Vacancy (6%), Utilities, Insurance, Landscaping/Snow Removal, Pest Control, Repairs and Maintenance (5%), Professional Fees (Accountant, Eviction Lawyer), Management Fee, Cap Ex (Reserves for Boiler, Roof, Appliances, Etc), Trash Removal, Water Bill, Real Estate Taxes.

Actually, that may be something you want to look at again so you set aside enough monthly to cover maintenance and interior repairs--you only have the interior--AND replacement of your interior components for CAP EX like appliances and flooring, which will wear out.
