Remember if you wait to long even as rates come down property values will continue to go up and a higher slaes price with a lower rates can still equal a higher payment.

Buy 4 more properties - one approximately every 3 months, based on the following logic = always fill existing property with a tenant prior to moving on (I'm new, and this is my way of managing risk); build resources to purchase next property (I have pretty decent purchasing power right now through conventional lending with my current job, and I also have a private lender ready to loan on my next property, and I also get a quarterly commission check that provides a nice financial bump every 3 months); finding a property takes time, but it is worth it to find the right property in the neighborhoods I want to invest in, at the right price.

Here is a link to the IRS website for reference:https://www.irs.gov/retirement...Another great resource to learn will about this topic be this discussion on the forum:https://www.biggerpockets.com/...Here is the numbers,  We know only the Active Income can contribute to 401K, in order to contribute $20500 to 401K, you need $102500 Net Active income, because Self-employed only allow 20% of the net Income to contribute to 401K. that means you need to put $121015 minimum to schedule C as active income, and you need to pay $18515 for the self-employee tax to convert the passive income to Active Income,  is that worth it?

I again asked my tenant if they might have done this on accident before going to police and starting a fraud investigation and then they remembered now that they received a check that they thought was for a return of taxes they were waiting on.
