I'm using RECP First test I got an 85% but a few of them were stupid mistakes where I just went too fast.

I know I'm making some fundamental mistakes in being such a passive investor and I've let it go on for years now!

Why would we repeat the same mistake?

I can understand where you made some mistakes in this investment but to think that you're going to give up real estate investing by handing someone thousands of miles away several hundred thousand dollars and expect them to make money for you is a little too much rose colored glasses scenario for me.

And in the worst case scenario, they could sell their property for KRW 110,000,000 rather easily and have a net profit of a room full of nice furniture!

Mortgage Co said they are trying to speed it along [usually use 45 day lead time] and the worst that could happen is we ask for an extension.My question is this:  I have renters already lined up [my son and 3 college friends - w/parents as guarantors] but I can't draw up a lease without knowing the move in date.  

All they have to tell a Judge is that they paid their rent via direct deposit, went inside and paid a teller, and the bank made a mistake, and "bingo" they have just stall the eviction process until the matter is straightened out.

Before engaging in a transaction like this speak with a company/professional who set this up for you, you do not want to make a mistake here, it will be very costly. 

Refusing to make the repairs is probably the worst idea imaginable in Massachusetts.  

Sometimes we make mistakes which could cost us tons of money but sometimes we can fix them.
