What is the impact for those of us focused on long-term real estate investment in the US?

Many (not all) wholesalers focus on SFR, so it can be tougher to find one that does a lot of multifamily volume.

The North has been the desired area to many investors for a while now, but I am seeing many investors shift focus to the downtown and near East Side areas as point of entry has risen in the North and appreciation has slowed. 

IRR is the focus of the wealthy IMO. 

I have been distracted by other projects and now I am back focused on this.

Since then I have become fascinated in Long Distance Real Estate Investing but I'm still trying to figure out what areas(location) and business(SFH, Multi, Apartment) to focus on.
