I would venture to say that most of their posts were questions asking political, off topic and genreal questions, like the economic impact of the fed on RE, Such postings were obviously to run up the points quickly to gain influence, IMO, as some of these folks are really not that well versed in the technical issues of real estate.It has turned BP in a broader scope of macro business topics rather than drilling down into details of real estate.

It was a stroke of luck that I ventured into real estate.

I own residential investment property and am looking to venture into commercial.

Consider seller financing, joint venture, or work on smaller size projects to accumulate more capital for your business.

High unemployment seems to be a factor which I venture to say has been at least in part a federal policy issue.

Buying term and investing the difference when income hedging is needed (hopefully in profitable RE ventures)is the way to go.

I am going to venture off into a full time business here and this venture may heavily involve OPM to get off the ground.

Why property and not another venture, well, small business owners will give you a different answer than day traders, who will likely give you a different reasnoning than those on BP who have chosen to pursue RE.Maybe we all just grew up playing Monopoly.

If, after extensive review, this is a risky venture for only a few more dollars per hour, then I'm better off spending my time getting more clients in my existing consulting side business.I will continue to read many posts on this forum over the next few years, in preparation for the big decision.Again, thank you for everything.
