I just don't have time for finding off market deals so I may sacrifice some home runs but the trick is to know what to look for and also be able to put in some sweat equity. 

You don’t want to be in court facing elder financial abuse if you “accidentally” tricked a senior in to selling for 20% below fmv.

Also, is there a trick to being able to write it off as a business expense.It seems like covering your personal residence and vehicle would mean no write off for the policy payment?

Yellow spray foam cans would have done the trick for me.

What are some tips and tricks to look out for? 

The ones that sit for long periods of time can often just be lack of motivation on sellers part, too high of a price “common,”  or sometimes a wholesaler will trick you and take up 60 days of your time in which it will stay listed and appear to have had no activity.

The real trick is a dedicated checking account and credit card for your expenses and rental income.
