If you make it, I like to have discussions with folks to determine suitability, review their objectives, share some ideas.  

The DST can certainly help save a 1031 Exchange when an investor can not locate suitable replacement property.  

I like to think that BP is a place where visitors and members can learn about the reality of real estate; that's why many of the gurus don't like it here... many of their get rich quick claims are also crushed here.This site is not designed to help people live in a fantasy world.

I would recommend listing the property as is and seeing if you can get a suitable price for it.

This exemption is really more suitable for venture projects and doesn't work very well for real estate given how expensive it is.  

The game as a LP is to find a good risk-adjusted opportunity that fits with your tolerance and matches the suitability for your portfolio. 

There are some across the eastern boarder from you that may be suitable.

Diversification, suitability and risk tolerance are critical to any investment.  

@K S. if you cannot find a suitable 1031 replacement property, keep in mind an alternative strategy is to seek a passive investment with bonus depreciation.
