hello im an investor based out of central Illinois and im looking to get financing from private money lenders looking to make a passive income does anyone have any suggestions oh who or where to start??

I'm telling potential STR buyers that if they can stand short-term mediocre numbers, they're likely to see an increase in the metrics in the next year or two as A) new investors continue to waffle over the higher interest rates so new listings decline and B) some existing owners sell because of the lower numbers of the past year.

What coverage do you suggest?

I would suggest you may want to look into being the bank were cash flow is higher than rentals and its tax deffered a good mortgage broker can get you 10 to 12% COC today and there are funds out there that will pay 8% all day long although your not the sole owner of the mortgage so there is that.
