Here are the numbers…Purchase $375,000.00Cleanout $25,000.00Rehab $375,000.00 (I estimated a little under 275, 100k lesson)All in right at $775,000.00With current rents the NOI is 108,000 annual.

Who has the best rates on DSCR Purchase or rate and term refi (without charging crazy origination - preferably 2 points or less)?

These questions are specifically in reference to Single Family Homes, Luxury, Duplex Rentals, Small Multi-Family 6 to 12 units and Long Term Corporates/Company Rentals - we do not do Short Term or Month-to-Month Rentals.

Purchase price: $130,000 Cash invested: $150,000 A buy, fix, refi and hold - after refi, we were $30k into the house.
