Again you and your broker will know Ohio better than me but from a macro perspective my knee jerk reaction is you should push for 9-10%.Lastly you said the building has sat for a year, major red flag in such a hot market.

@Marcus Auerbach the option seems like a nice way to go that could be compelling on both sides -- to my knowledge there is only a Lease to Purchase Option state agreement in NJ, but I'm sure I can work something up with my attorney.

I am confident (will verify with PECO of course) that the property has a street-side gas main so there would not need to be costs associated with extending a main.The property has central air, oil heat and oil hot water.
