I found my self talking to my mom the other day and she has been in the middle of a refinance and I started asking her what was the appraisal, how much are you pulling out, how much will you have left over, what will you owe and I actually was able to question like a pro it was pretty interesting.

Call me crazy, but cash flow investing should be based on cash flow IMO.If it were me I'd look at less competitive markets or less competitive property types (self storage, etc).

Generally speaking; if a Landlord were to agree or intonate, in those jurisdictions where quantum meruit is allowed, either that there would be some compensation against rent for services rendered; or even if a reasonable person would believe that there would be compensation for services rendered, the landlord can be held liable under the theory.There are some defenses in contract against this; such things as merger clauses.
