Personally, I would not pull money out of retirement accounts- depending on the structure and type, you could be paying a penalty and income taxes, most of the time it's difficult to justify that and make it up on a deal.

If there's a hole, it may be a red flag.b) sensitivity analysis: I examine all the assumptions, and make sure I can live with the worst case scenarios.c) "Stall and see": if they are getting money over multiple years, and there is no penalty for investing later, I would usually wait so I get some real performance data, versus having to look at theoretical pro forma information.d) Recession stress test: I will not invest in anything, until I subject it to recession level stress and see if I can live with the result.

Successfully pulling off a BRRRR requires you to seek & find a distressed property from a distressed seller, buy it at a below market price, successfully rehab it at a cost that makes the property comparable to turnkey properties in the market but for an all in price that is below what these comparable turnkey properties are being sold for in an arm's length transactions.
