Reminder that even if these folks have a historical tenure at the location, you may need to do some renovations to keep it functional - which means you may need to move them out anyway!

This reminds me of when I was in college, a billion years ago.

I reminded them that I had to follow up with them many times for a move out inspection, and they rescheduled it to the last minute.

Our tenant is a young attorney who never fails to remind us of her profession. 

That said, this reminds me a lot of my first deal so I will share my experience to give you another data point.I put ~40% down on my first rental property before I found Bigger Pockets and learned about the power of leverage.

But I will remind you, an HVAC replacement is likely going to cost almost the same for a $500/mo area as it will for a $3,000/mo area.  

I would contact the listing agent and remind them, but expect that you'll never see it.
