As a side note it is generally rare to find someone who is great at finding deals but also doesn't want to put any money in them to have a greater equity share, they may well be a beginner with little more experience than yourself and at that point you really have to ask yourself what you are paying for.

However we'll typically draw our rectangle/shape/whatever around the area we're covering, or pick specific zip codes, checkmark combined LTV 0-50% (sometime include unknown if small enough area), last mortgage opened 7+yrs and/or lived in the home 10+yrs.

@Jordan PrattAnother idea is if you have the cash in hand, maybe could combine the strategies.Buy a mobile home cash.Improve the property at whatever pace you desire.Bring in roommates and pay yourself back over time.Either keep the property if it’s cash flowing or If you want to sell, do seller financing when you are ready to move on to the next property.There are a million options in real estate and you can mix and match to make something fit your goals and situation.
