I am also planning to sell my home and purchase a new one, hopefully within this year.

My plan for property is to rent after rehab which the same realtor has a property management company we’ve discussed using. 

Hey @Dan Gongora - I have a list of lenders that another BP member shared with me a while back...the lenders are exclusive to Chicago or Illinois, but I assume that wouldn't matter to you.How much equity do you have in the property and what is your game plan with the money?

There are over 20+ active CPAs here in Biggerpockets assisting RE investors with their tax planning.

I know this is market rent because I already lease others at this in this community of this exact floor plan.     

If you plan to sell the amount of interest you are paying might not be worth the hassle of a full doc loan. 

The only answers about this I can find are written under the assumption that the lease automatically goes to a month-to-month, which mine does not .

Knowns: ground will be rock, no overhangs, typical 8ft fence with one automatic gate with key pad entry for both entry and exit, lighting and video surveillance. 

I was planning to renovate and update the property once he did decide to move out one day, so not renewing his lease would just be an opportunity to jump start that.Thanks for your comments!
