I believe it is only $100 which isn't much out of pocket in the grand scheme of things. 

Grand total loss of the 3 break ins is only about $1,000, But the annoyance factor is high, now I have to go back to HD and reorder (2-3 weeks).

It would really suck to spend 30 grand on furnishings only to rent the house at a loss for 12 months and then not know where to put all the furnishings you purchased.That being said if it is successful and you are able to pocket 15k a year and run the business for 3 years, you now own the furniture, made 15k, and your overall exposure was less than purchasing a house.As always, research on the market, the house, and overall best practices is essential.

The property underwritten at 2 units also gives 1.6%, passing the 1% test.It seems like this data is objectively telling me house hacking makes this property miserable, and that it's a grand slam rental property, but I feel like I'm missing something here.
