This window is far too large and I'm interested in optimizing so each dollar will increase the appraised value and rents as much as possible.The duplex next door was flipped for 485k and has 3 bedroom 3 bathroom units.

Just enough size for the tenant to stay long but not the rent cost of a 3 bed unit which might be too much for the payment.On larger buildings say 100 units generally a mix of 65 to 70% 2 beds and the rest 1 bed to some studio mix is optimal.

I don't think it is for most investors to go this route.But given where you are vincent, I think you can afford to take some risk so that you can minimize your time involvement.What I'm trying to get at is using the 80/20 pareto principle and constantly optimizing your porfolio, rather than just SCALING as fast as possible.
