I predict more legal issues with hiring a handyman spreading mold spores around on a remediation job, then there would be just having a legit mold crew remove the water damaged drywall and taking liability on the sanitation and dry out.

Think about it, they're essentially a cash purchase, then you hold it for a couple of years, deposit proceeds in bank as legit real estate sale.  

Honestly, if you have to ask if something is legit then it probably isnt.

Upwork looks like a legit website, but I have one question.

The truth is that if you are legit and dedicated investors, hiring a PM is a cheap way to leverage your time.

What documentation do you have that leads you to believe that the borrower has legit primary (income from the property), secondary (income from other sources), and finally tertiary (liquidation of the security including you recouping your colllection costs and the time value of money it will take for you to get it back if things get ugly).

I would encourage you to just state you want to send an amendment to the price (or repair addendum showing what want fixed, usually price reduction is easiest with amendment for AS-IS properties), attach a copy of a quote from a GC/sub so the other party knows it is legit, and then move forward if the numbers still work, or back out if the deal is dead.

Not a place to cash flow.I love Ogden Valley (Eden, Huntsville, etc) but property values are through the roof with legit 2nd home buyers and uber rich farmers buying up all the homes, and occupancy is low. 

But she was upfront about this too, and the law firm they use for title and closing seems legit.
