I am a new agent with no investment portfolio but am very excited to learn what's needed in order to grow my investment community to build generational wealth and a financial freedom my family will be able to use for a lifetime.

I understand if funds are not available it is easy get blinded by what saves the most, but if multiple people are telling you that it is a bad idea mostly likely is because they have learned that most of the times or never, saving in the short-term doesn't payoff.

definitely can get a no income driven hard money style ground up construction loan covering 50% of land and 100% of construction

My rehab is crawling along but I'm doing it at a pace I can afford without outside money and I'm learning along the way (that I probably want to have more momentum on my next similar deal).

If so, then why would you want to learn from that type of person? 

If you want to flip, find someone where you can be a small JV partner to learn from them.

In the 30+ rehabs I've done, I learned to start with the finished product in mind. 

What I’ve learned is that it’s JUST as important that the numbers pencil out on the deal as the location.
