Will logging companies/tree service companies/landscaping companies clear the lot for free in exchange for keeping the wood and selling it as firewood or mulch?

The deck, carport, cement pouring, sod/landscaping, etc. etc. will bring it up to $440k total investment.

I don't want you to think I am entering into this lightly or not fully understanding what the difficulties of investing from long distance are or the risks involved.

Things like land contracts, lease-options, bringing in investors, etc.The advantage I foresee with wholesaling is that you can at least get a great understanding for the real estate landscape and terminology.  

I hated getting the complaints from SFH renters that they hate the paint color or the light fixture looks old, etc.

The landscaping if feasible, if not I add that also.  

Suggest you consult your tax preparer or CPA who can render an informed decision in light of your investment strategy, your LLC activity, and your personal financial posture.

He has begun the rehab like lightly

I'll power wash the mold of the siding, put in some light bulbs, have the electric and gas and plumbing turned on (HUD winterizes houses) and get a Certificate of Occupancy inspection.  

The scope of the work is general rehab stuff: floors, windows, doors, light weight exterior work, paint, fixtures etc.We are not looking for bottom of the barrel cheap labor, but fair priced rental quality work.Also, we would like to purchase more properties if we can find a contractor or network of contractors we trust.
