With the limited number of comps, it's hard to tell though.After figuring up costs to refinish floors, gut and update the bathroom, update the kitchen, and repaint interior/exterior, I estimate the repairs to be around 14k.

He takes it a step further by putting it on signs, doormats to the property, coffee mugs inside the kitchen, etc.

He’d spent a pretty penny on the rehab including gutting the kitchen & starting over, replacing the roof, adding a garage, installing new windows, new carpets, new cabinets, new fixtures.. in short, the works... and the house turned into a beauty.

Kitchens and baths sell houses, shingles do not.

For example, a kitchen that needs cosmetic rehab such as painting, minor updating, new linoleum floors, etc, might cost $X, whereas a total kitchen overhaul including new cabinets, etc might cost $Y.

Looks great ($1500)- tile bathrooms ($800)- resurface kitchen cabinets if need be (0-$1500)- put simply safe alarm system ($300)- sometimes I even spend an extra $2000 to put granite countertop...

Each room pays a certain amount and they share the living room, kitchen, laundry room, ect.

It was a total gut job including moving the kitchen to another area and adding a bedroom and bath (originally 3 bed, 1.75 bath).

If it needs a bath or kitchen redo, it'll be a big hairy mess.
