If the rents end up being taxable in the organization, they'll actually be subject to maximum income tax rates very quickly - much faster than if you just did this personally.There are groups now starting with "socially responsible" investing - effectively a standard partnership/syndicate that is "investing for good" - that would likely be a better structure to avoid 501(c)(3) headaches in a for profit venture.

The issue with using comps on any type of software, especially propstream or dealmachine is that they tend to use an "estimated value" of the homes that they are using for comps, not actually comparing to what has sold recently in the area or what is currently listed, not accounting for DOM (day on market) or other market shifts that play into realistic valuation of a property.

We looked into what was required from the owners standpoint and it turned out he needed a slightly different insurance to cover the property's use for short term rental purposes, even though he wasn't the one actually renting it out.
