I own this own now for almost 4 years and it grosses almost $6k/mo. with around $2000-$2500 in cash flow.

For this, I will most likely need a Hard Money loan and/or Bridge Loan on top of a Conventional Loan.Does anyone have a solid spreadsheet that I can calculate multiple loans within one cash flow analysis? 

It's a B- class neighborhood.Apparently there is some dog pee odor and some bad scratches in 2 of the 3 bedrooms and water damaged next to the kitchen (which is tile).The bamboo flooring flows through all the rest of the house except the bathrooms and kitchens.Would would you suggest?

Do you want to generate passive income or are you okay with negative cash flow?

OR you can take a smaller loan and leave more money in the deal to increase your cash flow due to the lower mortgage payment.How do you guys navigate this?

Just be sure to stay cash flow positive and not to give up so much it's no longer worth it for you!
