Both are taking about 4-6 weeks to receive str permit and there are huge fines for operating without one. 

I have thought about charging them more than I would be paying monthly, and they said they would be fine with that.

Some people would let it slide thinking "it is working" but everything that ever stopped working, broke or collapsed was just fine the day before...

New construction is fine but often doesn't have the charm or appeal of a more established area. 

If the servicer wants their own counsel, fine, but do this at your expense.

At 4% on a multi unit property is pretty darn good and allows for the cash flow margins to flux with the economy and I would still sit just fine.

In the last 3 weeks I've seen a hard slow down in the market which is good for Buyers while Sellers are still doing fine but they are not getting 10+ offers over a weekend like they did a few months ago.

sanding it out should work fine then.  

I can tell that English is not your first language, which is fine, but unless you plan on hiring someone to do that kind of marketing that will be an unnecessary hurdle considering there are a ton of ways to make money in real estate that doesn't involve direct face-to-face sales.

Unless you are planning on growing your business rapidly (say in the next 1-3 years), you should be fine.
