This would get you "in" with the established investors and also get you knowledgeable on the current area while maybe getting you out of debt a little bit earlier? 

Stay laser focused on the best deal available right now ( or continue to save - patience is usually rewarded in the real estate game and haste can be punished severely).1031 is for investment. 

There is even a comment on profit is made on rehab which is not always the case, in fact, rehab (especially for non established investors - local and OOS - - even experienced investments groups like ourselves) the rehab is where profit is lost almost each and every time.
