Others have a high level of professionalism and it is easy to put deals together.

Lot's of LL don't make the tenant sign a new lease when the original term is up.. so if the tenant is difficult it might be easy to get rid of them with a 30 day after you buy it. 

Wholesaling is the best way to start out its simple but not easy.

In my experience pets have not been an issue, and it can be easy for a tenant to overlook if you are in a competitive market and are trying to see multiple properties in a day.

Safe easy rehabs?

Multi-family properties over 4 doors aren't easy to come by in LA or CA in general, and are generally pretty expensive.  

I haven't done this, but I work in the construction industry and I think it would be very easy to build a foundation to a height, just below the frame, and then jack the home down to transfer the load to the new foundation.
