He goes a little overboard for what most investors would need, but I dont know anyone teaching them that knows more.Saying all that, I wouldn't worry about doing a trust on your first deal, lots more important stuff to learn before you open that bag.

You always run the risk of running afoul of a "prohibited transaction", you have to maintain % contribution into perpetuity.....Again not to say you can't partner with your IRA, and I would probably do it again...just make sure the juice is worth the squeeze on it because it's a whole nother bag of worms to deal with.

however, i am keenly aware that certain types of investment schemes (for lack of a better word) tend to end badly....occasionally with out of state investors holding the bag with a loan they've guaranteed on a house that is truly worth maybe half of what the appraisal says (btw, i am not a fan of appraisals...).
