In practical terms, an example of what that means is that 3-4 months before your BRRRR appraisal (when you're still doing rehab work), start visiting the open houses of all of your future comps, get the seller's disclosure packages from listing agents (pretend to be an unrepresented buyer if that's what it takes), and find out in writing from the seller of that house why that comp is about to sell for $50k or $75k less than what you think your property will be worth.

As far as comps, even in non disclosure states like Texas, Propstream gives an estimate of what they think homes sold for in the area (I'm assuming Privvy and Batch may, too).

@Susanne Stauffer Just to be safe, I'd consider a disclosure that states that they could receive a higher price if they were to list it on the MLS.It might be overkill, but you don't want to open your front door to see the Eyewitness News Investigative Team shoving a camera and mic in your face, asking why you think it's OK to screw little old ladies out of their homes.When in doubt, DISCLOSE.
