It was a one year lease and after the one year we went to month to month.Back in February my roommate's GF had to move out of her place that she just bought a few months before because her neighbor fell asleep with a lit cigarette and caused major smoke and fire damage, she shared one wall with his unit so she was affected and had to move out to let them go in and fix it.

After the second coat of paint the old paint still bleeds through in small dots all over the room which is evidence that someone was smoking in the room.I sent her the photos  of the dots and a video of a professional painter looking at the room confirming that there was evidence of smoking in the room.

In a week's time, I had:2 great Section 8 tenants renew leases and choose a 2 year lease A house with significant smoke damage from smoldering incense sitting too close to a fake plant (tenant thought she fully extinguished it before leaving but obviously didn't)2 tenants notify us they'll be late on rent this month 1 tenant with a trampoline not responding to our request to remove it A Section 8 property approved for a $50 a month increase at lease renewal A Section 8 bi-annual inspection passed A newly discovered foundation crack at a property I bought 2 yearsI'm a hardcore process & systems person, so we'll handle everything through our processes and keep moving forward.
