I May have some difficulties finding cash for this deal, but if I could find an investor for this I would even give them all the income generated from the property in exchange for just part of the equity.

Hello Jeff, My husband and I are doing a 1031 exchange with  a rental house that just recently went under contract.

He has told me that as long as I do all the organizing and I dont get into anything too tricky (1031 exchanges, etc) he will continue to help me at no cost. 

The guy was kind of crooked and I don't know if he ever did exchange personal property for down payments or consideration.Having cash will provide a lot more options for you.  

I have an employee that has experience and is interested in on site management in exchange for a room which would not be in the six apartments remodeled.

Ironically, I also listened to one of the latest episodes of R.Kyosaksi's Rich Dad Radio Show podcast (11/21/16 episode) where James Richards talks about currency wars and his prediction of a more global economic crash expected to hit in the next 2-3 years (much larger crash than that of 2008).

@Ben Morris, A 1031 exchange requires you to purchase at least as much as you sell if you want to defer all tax.  

- I recommend maybe going to a casino, or investing in some third world currency :DAnyway, you get the drift.

I am looking forward to meeting others in this area with whom I can exchange conversations and ideas.  

But considering the fact that the NOK currency is very weak against the US Dollar at the moment, I strongly advise against that path.
