We want to put up signs and get cameras set up around our perimeter and inside the common areas for added piece of mind for us and the remaining tenants.  

As you go up that curve the housing price and rent that it can command start to diverge rapidly.

The only times that I've allowed this was a situation where there was a cleaning or a maintenance issue, which ultimately falls on me.  

Since then, our dad signed up for section 8 San Diego Housing so that he could at least have some guarantee of rent payments.Unfortunately, the new tenant from section 8 (Tenant B), has not been paying full rent since 2022.

Changing that to STR pushes the rate up to mid to high 6's, possibly low 7's.

We figured in time the subdivision would be built up again.

Of course we will do all the inspections and due diligence) Th goal is to fix it up a bit and cash out refinance it.
