Take a cautious step in starting and develop your skill, knowledge, and ability step by step because real estate investing should be approached as a career but of course it can also be done on a one time basis of just a few time during our lifetime. 

This definitely makes me a little more cautious.  

A non-broker investor is more pessimistic (which means more cautious) which is honestly a good trait.

I don't think it's appropriate to call someone a micro-manager based off of my desire to help out once.Reality is that this is the first time I'm going Section 8 on any of my properties, and I'm a little nervous, a little more cautious, and trying to do what's right for the business - don't really see anything wrong with that.

I'm possibly being too conservative with the number(s) that I'm putting into the variable landlord expenses, but I feel as though I am being fair and cautious (I'm following Brandon's advice and setting aside about $200/month for CapEx), have a Vacancy Rate at around 5-7%, Repairs and Maintenance at 10%, and Management Fees at 10%. 

Once again, not all bad, and also a lot of good, just be cautious.
