I am struggling with how to calculate school tax and property tax when I am analyzing properties and am not sure if there is a preferred method in figuring this out?

It could also be that you are not analyzing the properties correctly and adding too many factors into the monthly expenses. 

I have some homework I am doing like analyzing deals, sorting through comps, and doing market analysis on multiple markets.

I've analyzed dozens if not 100+ properties (multifamily and others) and I struggle to find properties with a cash on cash better than like 6%.

Of course I'd have to analyze specific properties to determine if this would make sense, but I just don't know if I'm crazy to consider selling a payed-off, cash flowing house to take on 2-3 mortgages (and reduced cash flow). 

Nowadays, you can search online for the home warranty provider and read reviews to see what others' experience with them was like.  

Analyze the property using your criteria, and if it makes sense, pull the trigger and buy.

Once I started growing this real estate thing, however, and I realized the opportunities that were out there if I only had the capital, I had to develop new skills in terms of BRRRRR (buy, rehab, rent, reserve, refinance, repeat), generating outside capital, deal analyzing, etc. a lot of which I had not ever done before, or had never applied to real estate.
