And after the 1 year owner occupy requirement, I can rent out the other half and the numbers work (but only with 2 tenants so vacancy rate is a concern).

There are plenty of real estate software/education scams out there so I felt like this was a very valid concern.

@Felicia Richardson I basically just found neighborhoods with duplexes that I felt matched my criteria (safe, in reasonable shape, strong rents in areas that were either growing or would remain stable), used Zillow/Google Maps to help get the addresses for all duplexes those neighborhoods, and then typed the addresses into the county assessors website (not sure if your county will have a site that allows you to search properties by address, but ours does).

My concern is that if i just jack up rents and say utilities included, the sticker price will scare people away.

Should that be a concern that there are so many homes for rent in the area? 

Potentially this “slow rolling” during that 30 day period is designed to stall the amount of time you have to realize there are serious problems that need addressing?

I am considering selling the one good furnace and not run any ductwork to the apartments and replace the system with electric baseboard heat (or any other suggestions that you may have).My concern is tenant push back on higher electric bills for heat.

Are there international complications I/we should address?
