@Amby Bhagtani- thanks - lenders have introduced lots of different LLPA ( loan level pricing adjustments ) for rental property scenarios ....even with rates decreasing recently for "owner occupied" rates - rental pricing hasnt moved much .....as the inflation / war still being present - dont count on rates dropping anytime soon - good luck

Some may say that if the Tenant wants it they should just pay for it... well, sometimes it just makes sense and would actually benefit and help you make your rental more marketable for a much less cost than if you tried to do that by having to pay for it all yourself, also you decrease vacancy in 2 ways - one your tenant will most likely stay longer; two you no longer have to take half a day between turnovers to install them, you can turnover a better product faster.
