Between Columbus and Martin Luther King and East of Florida Ave. to the I275 highway is an area that I don't even want to drive through.

It was a college rental - 1 bedroom right on king street, walking distance to the library (my 2nd home) so that's different than a SFH I guess.

In God's country (Houston Texas) the landlord is king.

@Undrea King,The way the weather patterns are shifting, those "500 year" floods are likely to become "500 month", "500 week" or "500 day" floods.Just something to think about.

I also live in Renton, and the rules are most likely the same in King county anywhere, but single family home is for up to 4 unrelated adults. 

That means a non-cash flowing asset is producing red-ink and stealing good cash from other assets.In my book,  CASH IS KING
