My llc owns the house and I hoped to rent it, but market conditions are not favorable and I’m changing course to selling. 

The property is owner occupied, with no residential renters, and no commercial renters, what type of property insurance is needed here?

If you are just starting out, a house hack in your own backyard makes a lot of sense.

I have pretty much zero interest in the market I am currently in - its WILD haha Canadian housing has no potential to provide positive cash flow.

But then in walks the owner occupant or the house hacker who “love the house” or the neighborhoods or the school district.

The Corporate Transparency Act (CTA) requires most small businesses to report the personal information of the beneficial owner's to a special unit of the U.S.

In my lease and my contract with owners, I do 2 interior inspections a year and 2 exterior  or "drive by".
