Your regular insurance policy will likely not cover an accident if the car was rented as part of the STR package.

A good friend of mine is a commercial broker with Marcus & Milichap in NYC and he tells me about his deals where his clients will buy buildings, put long-term tenants in those buildings, and package the building with the lease at a 5-8% cap.

Were you actually able to see your tenants application package and what they actually submitted as proof? 

It sounds like you're not in a position to take this deal down yourself, but I guarantee you could take all the info you get from the seller, package it up in an email, and find a group of investors who would want it.

Answer to your question regarding potential loan packages could easily be answered by reaching out to a few loan officers and asking for options.

Assess each property individually, or, is there a such a thing as a "package deal" and offer one price for all 12 properties?
