I am not familiar with your specific city (or HOA if you have one), but the fact that a home is zoned for single family homes does not prevent you from being able to rent it out or rent out individual bedrooms.

Otherwise the house is what I'm looking for, no HOA, large lot, 2006 built/newer and 2.3K sf. 4 bed 2.75 bath, like the layout, modern kitchen but not new construction fancy...but like I said the house is roomy and the layout is great for me.I offered 423K on account of carpet, fence, time on MLS, etc.

If the rental property ownership makes you a member of a home owner's association, then any HOA fees you paid or prepaid last year are also deductible.I agree with the others who say TurboTax can do it for you -- but only to a point.

HOAs have always had the ability to create their own rules, with the vote of a majority of their owners, and all (but one) I've come in contact with have rental restrictions.

Both communities would be great to live in, but as the other commenters mentioned investing for appreciation is an ill advised strategy, in addition you should be extra careful when investing in condos and townhomes as HOA fees and special assessments can quickly push you into the red and kill your NOI
