that's still high in my book, but then again, i am used to dirt cheap prices.btw, unless you are paying cash, more likely no bank will give you a loan. i was denied a loan because of a repaired crack in the basement. no leaks, nothing. they wont give you a loan if the hardwood has buckled due to moisture.

Yes properties in a bad area with Section 8 tenants will cash flow better (and I assume that's what you're looking for, since appreciation will be zero), just remember that bad areas will generally attact less desirable tenants who may destroy your property.

In fact, we passed on a deal because we thought we wont be able to get a good enough price and someone else bought it and fixed it up to get 20K more than what we thought it would fetch.
