@Frank Bonzai Costar definitely has off-market properties, but I actually wound up going with Reonomy, mainly because their less pricey option includes debt info, whereas with Costar you would need to upgrade to get that.

New landscaping/upgrades and exterior has all new roof/gutters, 3 windows and new paint.

The electrical was upgraded in recent years as well. 77 days held total with reno, listing and sale.

I am not married and don't have kids, with that respect was thinking if it would be right move to go for it, live there sometime do some upgrade and eventually leave renting the main house too but still that wouldn't even bring close to 1% unless make some good use of that land

Zillow has no clue the condition and upgrades on subject property.

@Johnathan Williams, the most value is added with roof repairs, mold remediation and water penetration causing mold, flooring and siding repair that are CLEARLY rotten and would CLEARLY depress the price if sold "as is," complete rewiring if the electrical is old enough, and hvac repair but not upgrade.

If you can do some upgrading maybe you can significantly increase the rents upon tenant changeover?  

Cash flow versus investment increases is a function of watching pennies, adding value, upgrading the inside and the outside of a unit in order to achieve higher rentals year after year.

But I also see a lot of people still waiting to buy even their first home or waiting to upgrade.

@Keenan Patton, what's the $50k in upgrades getting you?
