Thinking about $30k for rehab Yeah I would say need help on exit strategy Thinking I should just flip it and get me a good goose egg to do the next one myself  But I have been looking for 4 months this is first one off market I have found  let me know your thoughts Credit score is above 800Down payment available $3-80008 percent on the loan is great, but if you don't know what you are doing on the rehab portion of the numbers are wrong, you could be creating too tight a window for success here.

This also will cost more in tax preparation, and I know sound tedious to do it but that's really where liability is truly parsed.Taxes, insurance, title insurance, bank accounts, finances, basically everything is LLC run.

I had a similar situation thought I didn't go to court, they got late up to 2 months, but communication was fluent, I knew the issues that they weren't through and I did evaluate every time if I evict them or not, the late fees accumulated were a lot and they were paying as soon as the monthly payment was done.
