This can make for slim pickings on cash flow when you factor in management costs, especially being from out of state.

The luck i've had with getting serious investors behind me to fund my own deals has so far been slim to none and I figured it would be a good learning experience to get in with someone that does it full time that can teach me the ropes.

We were originally going to put our PB duplex on the market next spring but with the new SVR restrictions set to take place next July (barring court challenges and delays) we don't want to be on the market if/when a ton of investors start dumping their multifamily properties, so we'll be testing the waters and possibly listing it in October or November.We shall see.

@Jessey Kwong yes, when I buy a property, I claim everything that comes with it. not sure if this is correct..but I dont really care. the odds of an issue arising are slim to none, and if it does I will deal with it then.

It simply means the owner will take the price listed.Real investors offer properties sometimes to test the market.In many areas the offers being sent by the original poster would be considered low ball and even rude.
