Beyond that there are many different style and types of investing.

Hundreds if not a thousand over the years, have asked me to teach them, I've had RE "teacher" types ask me to mentor them, the answer has always been no to most.The reasons the answer is no is because they don't understand the fundamentals of real estate,  they have an attitude that only certain functions must be known, they aren't willing to recognize that it takes a broader understanding of real estate to function correctly, they lack too much knowledge to begin where they want to start.

It is much easier to find leaks using air with a larger air compressor (3.0 CFM or larger, not pancake style) because it puts out enough air that you can sometimes hear it coming out of a split pipe.

Beware of those "guru's" out there who teach you that wholesaling or investing as an agent is the same as it is for the unlicensed.  

I actually found a guy last night at my local REI that does short sales and he's going to teach me.

The PM has teached out ti them leaving voice mails and text but there is no answer and they dont respond to texts.

Yes if you use it to go buy another one and do it again, BRRRR style.

Selling, buying, representing, appraising, negotiating are there, but not teaching how. 

It goes against the grain of popular real estate teachings.
